About Us

Background

CCBHC is a community-based 501(c)3 housing organization and CHDO, founded in 1980 by a grassroots movement of low- and very low-income families, living in the barrio neighborhoods in Santa Ana. The founding members believed that if they were organized and committed, they could make their dream of creating affordable housing a reality.

Today CCBHC enjoys a reputation as a well respected, full service affordable housing organization which seeks to address the County's lack of affordable housing by developing attractive, well built affordable housing, and by providing a variety of social services and structured property management activities. Its needs are served by a seven person Board of Directors consisting of Orange County neighborhood residents and industry professionals, and a dynamic staff well versed in affordable housing technical information.

 

Development Record

Over the past 25 years, CCBHC has engaged in developing a variety of affordable housing rental projects largely in Orange County, either by direct ownership or by participating as part of a development team. Typical project funding sources involve both the public sector, such as local cities, as well as the private sector, including traditional lending institutions, and private funders/equity sources such as Low Income Housing Fund, the Federal Home Loan Bank of San Francisco, and low-income tax credits.

CCBHC has an active and successful track record in providing outstanding compliance and monitoring reports for projects financed with Redevelopment, HOME, and CDBG funds, as well as tax credit projects.

CBHC also has an excellent record within local communities for maintaining and managing affordable rental projects for the benefit of residents, the community, and project leaders. The organization has successfully developed and implemented a number of youth and service programs in connection with maintaining its units and a highly visible presence in local communities.

CCBHC has independently developed 1,265 affordable housing units, and participated in a number of tax credit rental projects, with CCBHC acting as the Managing General Partner, and/or the Property Manager.

Each housing site is managed by an on-site Manager and through a Tenant's Association, much like a traditional homeowner's association. Tenant Associations meet at least once a month to discuss concerns and to avail themselves of services such as neighborhood watch, education, nutrition & health, and community participation.
